Should you pave your driveway before selling your house?
A tired driveway is the first thing a buyer sees. Whether to fix it before you sell is a cost question, and the answer is often a repair rather than a new driveway.
The honest starting point
We cannot tell you how much a new driveway adds to a selling price. We have not found a reliable, published Johannesburg figure, and we will not invent one. What we can say is what buyers see: the driveway is part of the first impression from the street and the photographs, and sunken, weedy or broken paving makes a property look neglected. An estate agent who knows your area is the best person to tell you whether it will affect your price.
Three options, from cheapest up
- Clean and re-sand. Pressure cleaning, weed removal and re-sanding the joints can make sound paving look much better. See paving cleaning and sealing.
- Repair the worst areas. Relaying sunken sections, re-setting spread edges and replacing broken pavers. See paving repairs and relay.
- Replace the driveway. A full new base and paving. Usually only worth it before a sale if the existing driveway has failed badly. See driveway paving.
What buyers and inspectors tend to notice
You do not need a perfect driveway to sell a house, but some faults draw attention because they suggest a bigger problem underneath. Walk the driveway and paths the way a buyer would, after rain if you can, and note what you see:
- Dips where water stands after a storm, especially near the garage or the house walls.
- Pavers lifting along a line of trees or a boundary wall.
- Edges that have spread or crumbled where the paving meets the lawn or the road.
- Cracked or broken pavers, and weeds or grass growing through the joints.
- Water running from the paving towards the house rather than away from it.
Show the list to a contractor and ask which items are cosmetic and which point to a base or drainage fault. That tells you whether cleaning, a local repair or a replacement is the sensible spend.
Timing
Paving work is easiest in Johannesburg's dry months, roughly April to August, when rain is least likely to delay base work. If you plan to list in spring, arrange quotes in winter. A repair can usually be done in days; a full replacement takes longer and depends on the weather and the contractor's schedule.

What to disclose
If your paving has sunk because of a known problem, such as a leaking pipe, a drainage issue or ground movement, fixing the paving does not remove the problem. Sellers in South Africa have disclosure obligations about defects they know of. Ask your estate agent or conveyancer what you need to disclose, and keep the contractor's invoice and a note of what was done.
Getting quotes quickly
Tell contractors you are preparing to sell and what your timeline is. Ask them to price a repair option and a replacement option separately, so you can decide with the agent. Our guide to comparing paving quotes shows what to look for, and the paving cost guide gives published price ranges with their sources.
