Whose paving is it?

In a Fourways or Lonehill estate or cluster, the sunken paving may be yours, the body corporate's or the homeowners' association's. Paving on your own stand is usually your responsibility; shared driveways and common areas usually are not. Check before you pay for a repair, and if the problem is on common property, report it to the managing agent or HOA. Our guide to estate and complex paving rules explains the usual process.

Small plots, a lot of water

Cluster stands are small and mostly roofed or paved. In a summer storm the water from the roof and the paving has very little soft ground to soak into, so it runs to the lowest corner. That is where paving tends to sink. The estates here sit on the Johannesburg-Pretoria granite, where residual soils have long been described as potentially collapsible when wet. The repair should include falls or a drain that moves the water on.

Matching the developer's paving

A repair needs pavers that blend in. If the original blocks can be lifted and reused, the match is easy. Where new ones are needed, the original product may be discontinued, and estate rules may ask for a match. Ask the contractor to source samples before the work starts, and keep a few spare pavers from the job for future repairs.

What drives the cost in Fourways

The contractor quotes you after measuring the job in Fourways. These are the things that move that quote:

  • The area to relay and whether the original pavers can be reused.
  • Sourcing matching pavers or an approved alternative.
  • Drainage changes at the low point of the stand.
  • Estate access rules and working hours.
  • Removal of rubble under estate rules.

Published Johannesburg price ranges, with their sources, are in our paving cost guide.

Frequently asked questions

Is the HOA responsible for my driveway repair?

That depends on whether the paving is on your stand or common property. Check your estate rules.

Can I repair paving without HOA approval?

Small like-for-like repairs often need no approval, but check. Changes in look usually do.
